Q: How long have you been in the business?

A: We've been in the business for several years and are considered the top companies in LA for fully furnished rentals for all budgets. We maintain strong relationships with many temp housing companies who are searching for furnished homes relayed to insurance claims, so we can make this process much easier for you.

Q: Where do you offer furnished rentals?

A: We only offer furnished homes in Los Angeles but plan to expand to other parts of California and eventually the rest of the US.

Q: Are all your properties furnished?

A: Yes all properties are fully furnished and kitchens are fully equipped, bedding and towels are included as well as anything else needed to get you started. All you need to bring is yourself and your personal belongings!

Q: Can properties be unfurnished if requested?

A: Generally yes, but it depends on the property. Sometimes a good compromise is partially furnished if you want to bring some of your own furniture.

Q: Does the monthly rental rate shown change based on month of the year and/or length of stay?

A: Yes the rate can go up or down based on whether it's low season, high season, or anywhere in between. Length of stay also impacts the rate, the longer the stay the better the rate we can provide.

Q: Are pets allowed stay in your properties?

A: Yes all our properties accept pets, but it will vary from property to property in terms of what type of pet and how many, so please ask!

Q: Are there any other fees required that are excluded from the monthly rent?

A: One time cleaning fee, one time pet fee (if relevant), and $40 soft credit check fee (if needed) are added to the initial payment. Note that if a soft credit check is required, it has no impact on your credit score does not appear on your credit report. We use direct lease  agreements, which means you don't have to pay the hefty  fees otherwise required on platforms like Airbnb or VRBO.

Q: Are utilities included in the monthly rent?

A: Fixed utilities (gardener, pool maintenance, Wi-Fi) are included in the monthly rent. Usage based utilities (gas, water, electricity) can be included if requested for an additional monthly fee but there will be a monthly cap on the amount included, any amount in excess of the cap would be owed by the tenant out of pocket.

Q: What are your  company's responsibilities for the rental?

A: We offer and advertise the furnished homes on behalf of the owners, show the property when needed, manage the tenants and their needs during their entire stay, and prepare the property for the next tenants following their departure.

Q: Can we visit the property before we deciding if we want to rent it?

A: Yes you can.

Q: Are security deposits required?

A: Of course! The amount will vary from property to property, but we try to be fair with the amount we request. The security deposit is fully refundable and only used for damages or  costs incurred, otherwise they are refunded to you in full.

Q: Who do you typically provide housing to?

A: We deal with all furnished housing needs! Sometimes we place entertainers (singers, actors, athletes), sometimes corporate tenants. Many are families coming to visit Los Angeles or families in-between buying/selling a home. We also deal with many temp housing requests for those who are renovating their home, or when damage occurred to their home and they are  receiving temporary housing from their insurance company while their home is being repaired.

Q: Can I extend my stay if I need an additional month or longer?

A: Yes we always keep the property available following your stay in case you need to extend so that you don't feel the need to move to another rental!

Q: What kind of lease agreement do you use?

A: We use our version of the California Standard Lease Agreement that complies with all California regulations.

Q: What forms of payment do you accept for rent?

A: We accept ACH, wire transfers, bank checks and cashier's checks. Please note, payment must be received AND cleared i Landlord's account before you can officially move into the property. Initial payment includes monthly rent, security deposit and any additional associated fees.

Q: Do you offer any of your properties for stays  shorter than one month?

A: All of our rentals are offered for stays of 1 - 12 months, but there are a few furnished rentals offered for shorter stays, so please ask. This is due to LA County regulations requiring registration for rentals below 30 nights, so we can only offer below 30 day rentals for registered properties.

Q: I'm considering offering my own property as a furnished rental, can you help?
